Throughout Central Illinois, Core 3 manages all types of residential and commercial properties. We currently manage over 2,000 residential units, including apartments, homes, townhomes and condominiums. President Mark Fetzer is also professionally licensed to manage homeowner associations and condominium associations.
The commercial spaces we currently manage include over a half million square feet, including office, retail, warehouse and industrial space. In addition to property management, Core 3 also provides hotel management and construction development services.
Core 3 was founded by Mike Hundman and Ken Verkler in 2010. Mike and Ken started Core 3 because they themselves had been investors in numerous real estate, construction and development projects and saw something missing from Bloomington-Normal…a company for property owners that don’t have the time to manage, build/remodel or maintain their own property. They started Core 3 with the vision to be a full-service provider for all real estate related needs. Mark Fetzer became partner in 2014, after managing the operations of Core 3 since it’s founding.

Our offices are located in Bloomington, Peoria and Springfield and we currently manage over 2000 residential units, over 700,000 sf in commercial space, and 8 home associations with 325 units.

Meet the Owners
Mike grew up in Bloomington/Normal. He bought Hundman Lumber from his family in the early 80’s after managing the operations since 1974. After operating Hundman Lumber for nearly 40 years, he sold the business to Alexander Lumber in 2012. Over his business career, Mike has been an investor and managing partner in development projects including apartments, subdivisions, commercial buildings hotels and single-family homes. After selling Hundman Lumber, Mike and Ken Verkler started Core 3 Property Management.
Ken grew up in Cissna Park, IL. He moved to Bloomington-Normal in 1969 and started his masonry company in 1975. Ken started building homes and investing in real estate in the early 1980’s. He has been a partner in over 50 real estate developments including most of the residential subdivisions build in Bloomington-Normal over the last 40 years.
Mark is the current President of Core 3 and oversees the three divisions at Core 3 – property management, landscaping & maintenance, and construction services. As the President, he is responsible for providing strategic leadership for the company by working with other management to establish long-range goals, strategies, plans and policies. He also assists his employees in day-to-day problem solving/questions and communicates effectively with owners and leadership.
Mark has been in and around the Real Estate world all of his life. Mark’s background in building and developing gives him valuable expertise in maintaining high-quality properties while staying under budget. Mark holds a Bachelors in Business Administration from the University of Illinois at Springfield and a Master’s of Science in Management, Strategy, and Leadership from Michigan State University. He values the relationships he enjoys with property owners and considers himself a partner in helping them maximize the returns on their investments.

Prompt Rent Collection
We take rent collection very seriously. Our leases require that payments be made between the 1st and 14th of every month for commercial properties and the 1st and 5th of every month for residential properties. Late fees are added after the above dates. All residential tenants have the option to make rent payments online which leads to fewer late and missed payments.
Vacancy Control & Tenant Retention
Finding quality tenants is only part of making your investment property work for you. Once we have them, we try to keep them as long as possible. Computerized lease expiration reports are reviewed monthly. We notify tenants promptly of upcoming expiration dates to ensure that adequate notice is given.
Your peace of mind as a property owner is important to Core 3 Property Management. We work hard to manage your leases well and make sure you are informed of upcoming events. To make communication efficient most reports and communication is done electronically through Core 3’s use of Appfolio® software.
Reliable Record Keeping
Core 3 maintains a computerized accounting system for your investment. With full time bookkeepers we make sure that your financial records are accurate and secure.
Cost Effective 24-Hour* Maintenance, Customer Service Company
Core 3 has in-house maintenance services, Customer Service Company, which services all of our residential and commercial properties as well as being available to the hotel properties as needed. Customer Service Company is set up to provide quality maintenance at a reduced rate to our property owners and tenants.
Core 3 also offers a wide variety of Lawn Care services for all our properties. Our Lawn Care services include basic lawn mowing, fertilization, Spring and Fall Cleanup, Aeration, tree and bush planting and replacement, plus a variety of other services. In the Winter time, we switch gears to Snow Removal.
